Question 1

What neighborhoods are considered North Seattle?

Accepted Answer

North Seattle generally refers to the area north of the Lake Washington Ship Canal, including Ballard, Green Lake, Wallingford, Phinney Ridge, Crown Hill, Greenwood, Roosevelt, the University District, Maple Leaf, Northgate, Ravenna, View Ridge, Wedgwood, Sand Point, Laurelhurst, Haller Lake, Licton Springs, Bitter Lake, Broadview, Pinehurst and Olympic Hills. The boundaries aren't official city designations, but the Ship Canal is the common southern line most buyers and agents use.

Question 2

How much do homes cost in North Seattle?

Accepted Answer

Pricing varies significantly by neighborhood and property type. Ballard, Phinney Ridge, and the neighborhoods closest to Lake Washington, like Laurelhurst and Sand Point, tend to command the highest single-family prices, while Bitter Lake, Broadview, Haller Lake and Licton Springs generally offer more entry-level options. The most reliable way to know what your budget gets you in a specific pocket is a neighborhood-level comparative market analysis. I pull those for buyers at no cost before they start touring.

Question 3

Which North Seattle neighborhoods have the best transit access?

Accepted Answer

Northgate, Roosevelt and the University District have the clearest advantage, each with a direct light rail station and a ride to downtown Seattle under 15 minutes. Maple Leaf and Licton Springs sit close enough to benefit from the Northgate station. Ballard, Green Lake and Greenwood rely primarily on King County Metro bus service, which is reasonably frequent on major corridors but doesn't match the predictability of rail.

Question 4

What's the commute like from North Seattle to downtown?

Accepted Answer

By light rail from Northgate, Roosevelt or the U District, downtown Seattle is roughly 14 minutes away. By car, expect 20 to 40 minutes depending on where in North Seattle you're starting and what time you're traveling, since peak-hour traffic on Aurora Ave N or I-5 can extend that considerably. I always encourage buyers to test their actual commute route at their actual departure time before making a final neighborhood decision.

Question 5

Is North Seattle a good area for buyers who want walkability?

Accepted Answer

It depends on the specific neighborhood. Ballard, Green Lake, Wallingford, Greenwood and the area immediately around the Northgate station score well for walkability, with groceries, restaurants and services within easy walking distance. Maple Leaf, the northeast cluster, Haller Lake and the far-north neighborhoods are more car-dependent for daily errands, though all have park access and are well-connected by bike to the broader city via the Burke-Gilman Trail. A walkability conversation with a local Seattle real estate agent gives you a more honest picture than an address-level score alone.
